Please note our rates do not include the 10% VI Hotel Tax. All rooms are non-smoking and all rates are double occupancy only. Adults 18 and over are welcome.

Amenities - Air Conditioned bedrooms with queen size bed, bathroom equipped with hair dryers, welcome drink upon arrival, full breakfast, bath robes, beach chairs, beach towels, beach blanket, and coolers all enhance your vacation experience.  The kitchen has a microwave to reheat food -- but no cooking is allowed.  It also has a refrigerator with a shelf for each room, a blender, and coffee maker.

Reservation Policy - We require a 50% deposit to confirm your reservation made by check and which is due within 10 business days of your reservation. Once your deposit is received a confirmation packet will be sent to you. The remaining balance of your room charge is due upon arrival, payable by traveler's check or cash. We do not accept credit cards.

Cancellation Policy - 45 days notice prior to arrival for a refund of 75% of deposit. Cancellation within 45 days of arrival date, deposit is forfeited by guest. We do not refund for inclement weather or other circumstances beyond our control. Travel insurance is recommended.

Check In & Check Out - We carefully prepare each room for arriving guests, so please help us by checking out at our posted time of 11:00 AM. Check In is from 3:00 - 6:00 PM., with understanding of later arrivals.

Maid Service - In order to avoid disturbing our guests, we do not provide daily maid service. However, rooms are changed and cleaned midweek for our week long guests.

Phone Service - For your peace and privacy, Garden by the Sea does not provide phones in guest rooms. If you would like to give friends or relatives a number where you can be reached, please have them call 340-779-4731 and we'll gladly deliver a message.

Once you make your reservation with us, you have 10 days to send us your rental deposit.   We ask you to respond to us by email that you agree with the terms of this agreement and accept the conditions, limitations, and restrictions as printed below.  If you have any questions or concerns do not hesitate to call or email us. 

Rendezvous by the Sea requires a 50% downpayment payable by check only.   This is due within 10 days of making the reservation.   The balance of your reservation which includes the 8% hotel tax is due 60 days prior to arrival.  The Christmas/New Years time period requires a paid balance due 120 days prior to arrival.   All payments are by check only.   Please make the checks payable to Rendezvous by the Sea and mail them to:  PO Box 37,  St. John, VI  00831.   Once we have received your deposit, if you cancel 120 days or more prior to arrival, there is a 20% penalty off the total room charge.  If you cancel/change your reservation 60 – 120 days prior to arrival, there is a 50% penalty off the total room charge.  If you cancel/change your reservation within 60 days of arrival, there is a 100% penalty off the total room charge.

Christmas/New Years reservations are non-refundable.

Security Deposits:   Rendezvous by the Sea requires a $300 security deposit.  Please include the $300 security deposit with your final payment.  The security deposit is fully refundable within 30 days of your departure, provided there is no breakage, damage, or missing items at the villa.  All normal utilities (except long-distance phone calls and excessive use of the villa’s water supply) are included in your rental price.  You hereby agree to pay Rendezvous by the Sea for the cleaning or replacement costs for all wear and tear.  Locked pantries and closets are reserved for the use of the villa owner or cleaning staff and are not included in this rental.  You as a Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting the villa.  

Maid Service:  Rental at Rendezvous by the Sea does  not include maid service.  Maid Service may be arranged at an additional cost.   Towels, linens, beach towels and paper products are provided for your entire stay.   There may also be some other provisions provided at the villa, but these vary from week to week.   Any additional supplies will  need to be purchased by the guest.

Hurricane and Inclement Weather Cancellations:  Hurricane Season is June 1 through November 30.  Unfortunately we do not refund for inclement weather or other circumstances beyond our control.   We HIGHLY recommend trip insurance and  you need to make sure that inclement weather in the States and hurricanes in St. John are covered.  If you are staying at Rendezvous by the Sea when a hurricane is threatening and we ask that you depart the island early, we will hold your balance on account for a future stay at Rendezvous by the Sea.

Liability: Guests are responsible for Rendezvous by the Sea during their occupancy and must lock all villa windows and doors securely at all times, especially when not on the premises.  Please observe all cautions as given in our guest book.  We reserve the right to refuse service to anyone at our complete discretion.

Construction Noise:   St. John is experiencing a building boom.   Construction is everywhere, hence noise is everywhere.  Normally construction is Monday thru Friday (and occasionally Saturday) from 7 AM to 3:30 PM.     It’s hard to get away  from the noise.   We appreciate your patience and consideration.

Maintenance:  We will make every effort to keep the villa in tip top working order, but problems happen.   Please let us know of any problems and we will fix them as soon as possible.  However, no refunds or rate adjustments shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, A/C, television/cable service, appliances, etc.    Please report any problems immediately to us, regardless of the hour.

Capacity of Villa:  The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for.  Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund.

Check in Time:  3 PM and after.  Please let us know of your arrival time so we can meet your ferry.   CHECK-OUT TIME:  10:00 AM

No pets are allowed in or on the villa premises.  We also do not allow smoking in the villas.

Arrivals:  We schedule one complimentary arrival that brings the guests to their car rental to pick up their reserved car and then escort their party to Rendezvous by the Sea. You have to rent a car or jeep to stay in the villa. We are located too far from town for regular taxi service. Cars are in short supply so please reserve a car when you reserve the villa. Internet Access:   Rendezvous by the Sea has a WiFi network powered by HughesNet high speed satellite internet.

Satellite Television:   Rendezvous by the Sea has satellite TV.

Phone Service:   All long distance phone calls are restricted.  Please use a calling card, phone card or call collect when making long distance phone calls.   Local calls are free.  Occasionally there is a problem with the telephone lines at the villa.   Again this is beyond our control and repair times are currently running 3 to 4 weeks in advance.  We apologize for any inconvenience, BUT this is the Caribbean.

Quiet Enjoyment, Parties and Weddings:  Rendezvous by the Sea wishes to maintain a very low key atmosphere.  We rent to responsible adults only  and absolutely NO house parties or functions such as weddings are allowed at the villa.   Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood.

Villa Keys:  If you lose the keys to the villa, you will be charged $50 for each set of lost keys.  We will instruct you as to where to leave your keys upon departure.   Thank you for your cooperation.
